above 95% LTV, you start paying points. 0.5 up to 97% and 1.0 after that.
No income documentation needed
Fannie and freddie currently have different policies as to how much of the closing costs you can roll into the loan.
As of today, this a very new program, so the workers don't know all the pieces of it. YMMV.
