My wife and I have been looking for a house for at least a year. We have found frustrating house after frustrating house. Not enough square footage, lousy location, no yard, etc etc. So tonight I thought we had found one. Beautiful house, needs a few updates inside. I was ready to make an offer. Before proceeding we took a 2nd walkthrough and decided it just wasn't large enough. 2500sq ft is a good size but there was no seperate living room/family room which just doesn't work for us.

My frustration level is pretty high. A year seems like a long time to be looking. I think my wife is going to kill me if we pass on another house.

Have you considered building? Actually, I think I recall you saying you had. Might be time to look into it again.

Finding a lot in our town is incredible difficult without going so far out that you feel as though homesteading were your destiny. I have only found 1 lot that would be a possibility and it is $96k with no utilities. Water alone would cost $24k. How do people survive?

How about buying a house on a decent sized lot, and just plan on building an addition?

Most medium to big size houses in my area are waay to expensive, so most people just buy a smaller one and put a full 2nd story on top, and/or push out the back like 20 feet and call it a day.

I agree--stop being so picky.

You have a list of "must-haves"; list them in order, and be prepared to compromise on some of them.

Once you're in the house, you'd be surprised how many of those things just didn't matter in the end.

Go with something that will work "for now" . . . start building that equity. In a few years you can "trade up" and build what you really want.

Otherwise you may continue to beat yourself up . . .

I picked up a HOMES book (monthly real estate listings) yesterday while having my oil changed.

Page after page of under $100,000 home.

I can send it to you. You will either get a good laugh, cry or get mad. Smile

You are not looking for a house, but a physical possession that makes a statement. Remember, you want to own a house, not the other way around.

Nobody really owns a home; even if it's paid for. Just miss paying your tax bill and you will see what I mean.

No house is going to be perfect, but there are a few that will be right. Perhaps a little compromise may be in order, particularly if your house search is really affecting your life.
