[Home Repair Advice?} Need to spruce up this entranceway - Black - 05-07-2013

Ideas/tips welcome. Do I want to bridge the trim to the masonry with caulk? What sort of caulk would I use?

1. Strip and paint both the Door and the surrounding Molding
2. Remove the doorway rain cover roof thing and throw it away

Total Cost: ~$60

Also:

3. Scrape off writing from Door "window"
4. Scrape off writing on that window above the door

Cost: $5

Thank you, zero.
The awning stays-- it's in decent shape.
Why strip the door if you're going to paint it?
The writing in the transom is on a sign belonging to the tenants.
The writing on the window is a cling made in December that lists the management contact info as legally required.

Black, it's late even on the west coast.
1. sand the door and upper window frame. Prime.
2. got a molding supplier local? get new molding if you do. Prime and install.
3. Caulk edges and if gaps are too wide use foam "wormy" filler to narrow the gaps and fill with caulk.
4. Take the door off and block the doorway (weather permitting) and prime and paint.
5. Oil everything.

The door doesn't have to remain black. Pick a nice bright color that would go with the brick. Perhaps a splashy yellow gold or burnt orange. :dunno:

Use any silicone caulk but it will be hard to find one to match the paint motif currently on the door frame.

Can we get a picture that shows more than just the entrance?

I would strip the door. There may be really nice wood underneath that could be polyurethaned. If not, just repaint the door. I'm not sure that I would sand the paint as it may be lead based.

The awning should go. From what I can tell, it makes the door look tall, narrow and dated.

The door looks "tall, narrow, and dated" because, well, it is. Removing the awning will only make it look more tall, narrow, and dated.

Guys, the awning is there for two reasons:
1. It keeps the snow and rain off the tenants as they fumble for their keys;
2. It keeps the summer sun from heating the entrance hall via the huge window in the door and the transom above it.
The awning may not be pretty, but it is functional, and unless Black wants to go to the considerable time and expense of adding a small porch to rental property, it stays.

Agreed about stripping because of the lead based paint.

As for the door color, I'd go with either dark green, maroon, or maybe even dark brown paint with white trim. I'd also add a kickplate at the bottom of the door. The trim looks to be in pretty bad shape, so I'd probably replace it and go back with white paint on the trim.

How about some frosted contact paper film for the glass so you can throw out that awful curtain. It would completely change the look of the door immediately.

Cut 2-3 neat horizontal strips out of the film near eye level with a razor so you can peek out if you need to.
