wife wants a new patio - space-time - 05-27-2017 We have a small townhouse and a small patio. Really small, just enough for a 6 person table, a grill, as swing, and some plants. It has a concrete plate split into 6 sections, 3 of which are cracked. I suspect the concrete thing is actually one piece, and these "dividers" don't go all the way down. Around this concrete plate there are some bricks. The bricks are uneven, in some spots water accumulates, etc. The size is roughly 20'x20'. Wife wants to get some quotes to have a company redo the whole thing. A neighbor did this a few years ago, his patio was a little larger 20'x30' and he paid $6k. Thus I expect quote ot be around $4k. Wife also asked if we should look into those plastic plates they sell at costco, home depot, etc. that you place on top of the existing concrete. first, I would probably need to add some fill material under those bricks to make it even, then cover the whole area (both concrete and bricks) with this plastic tiles. I would imagine the cost would be more like $1-2k based on what material I choose and if I do the work myself or hire someone. still, my main concern with this approach is that mold and other bad stuff will grow under these plastic tiles. I really don't want mold. Any thoughts? Another thing to consider is that we plan to move in 2-4 years, depending on how things evolve. I would carefully read the Rules & Regulations you signed (and should have received a copy of) when you first moved in. If you're working within those guidelines, there shouldn't be a problem. Unless a cement truck will be delivering a large quantity of concrete (which would be quite noticeable), I would try to stay under the radar. If another homeowner makes a stink, then you might be forced into working with the HOA. Otherwise, decide what you want to do and go for it. The less the HOA is involved, the better. I've heard too many horror stories where one or two HOA members decides that their opinion is the best (and therefore the only) way to do something and, they can make your life hell if you don't want to go along with them. I think I will make it flat first, then replace the small bricks with some large tiles, and then cover it like in that video.
