OT: Selling a house... Are all fee's the same? - spacescape - 03-20-2006 We are in the process of cleaning out my late mother in laws house. We will most likely run it through a Realtor but we are a little shocked on what they get 6% + a few fees. Which, if we sell the house for $150,000 will amount to about $9,000 - $10,000. We've only contacted a couple of Realtors and are wondering if all these fees are the same unless we sell it by owner. Anyone know? Thanks! Bill Re: OT: Selling a house... There is a "standard" percentage fee that most brokers charge. . .and most won't negotiate it. . . most sellers do a combination. . . Re: OT: Selling a house... Get the fee amount in writing, also the terms of what the realtor is doing for the fees!! This is directly from my roomie who works for the association of realtors. The USA is the only country where the consumer folks won't negotiate, the just are happy as clams to pay sticker price! BGnR Re: OT: Selling a house... Are all fee's the same? - Maddog - 03-20-2006 There are often services available that will list your house and provide some paperwork assistance for a much reduced fee structure. Check around. Percentage commission for realtors is, in most cases, a huge scam. It is a rare sale that they actually earn this money. I remain shocked at how scared individuals are to attempt to sell their own homes. It is just not that difficult. Re: OT: Selling a house... Are all fee's the same? - Z - 03-20-2006 The laws do vary by state - but there are a bunch of either flat-commision operations or, alternately, FSBO enabling companies who will help you do it by yourself. The commision is negoitable, but in some areas they try not to negotiate, and the best people won't negoiate since they are busy. On the other hand, to me it seems like 50% or more of the job of selling a house is to just get the house listed in the MLS system and many agents are money grubbing and will list it cheap if they don't have to do any other work. If you are in a hurry to sell set the buying agent commision to 5.0% instead of the standard 2.8-3%. Re: OT: Selling a house... Are all fee's the same? - tenders - 03-20-2006 While it is obviously not in anybody's interest to be carrying a house that isn't being used, a tax due date in and of itself is not really a good reason to close quickly, and perhaps negotiate a lower price to avoid paying them. The taxes are prorated (at least in New York state) so that if you or the estate pays them for a year in advance, the buyer reimburses you for whatever portion of that year they end up owning the house. You (or the estate) end up paying the same per day tax rate regardless of the date the annual payment is made. Re: OT: Selling a house... Scion is trying to market to those people and sell it as a good thing, and the mothership Toyota claims to be moving to that in a year or two--all sticker price all the time, no negotiating, "and isn't that a good thing?" |
