Anyone had garage floor repaired or replaced recently?
#1
Although our 30 year old slab is basically level, it has some smaller 1/8" Max cracks. However, the overall surface is roughly pitted and in some places, kind of flakey to the point that it's hard to sweep it entirely clean (due to Minnesota temps and salt, I'm guessing). As far as I know, I could have it repaired and coated with some sort of epoxy sealer that would make the surface smooth again. Of course, I could also have the floor replaced, especially since I'm going to have some other cement work done this summer. Complicating the situation is the fact that I have a existing floor drain that I'd like to keep. It connects to the sewer and is not code any more.

Anyone have experience in this type of situation? How much would you expect to pay for fixing vs replacing a standard 2 car garage (about 200 sq ft?) whatever is done, I'd like it to look nice and last for at least 10 or more years.

If you want to keep your floor drain , repair is your only option. Epoxy coatings are awesome.

There is a product available at HD , Lowes, and Menards called something like "liquid concrete/cement" My son used it to fill a deep gully around a floor drain, and to fill pitted concrete driveway..

It comes pre-mixed with fine sand/filler, and you mix it as thin you want. You can spread it/level it with a broom or squeegee or whatever. Put a ring/slice of PVC around your drain and have at it.

We did it in layers as recommended on the package, letting it cure per directions between layers. It turned out well. You will want to prepare the surface first so the stuff sticks. Power wash off the grease & oil, and then use that stuff that etches the existing surface as if you were going to pain it.

It will fill in the cracks nicely.

Whatever you estimate for any work you contemplate, 200 S.f. is incorrect for a two car garage.... more like 400 s.f. 20 x 20.
