Plumbing nightmare

I've owned three huses in my time and done a lot of work, and now, in my dotage, I realize the truth—it don't matter what it is, call a professional and eat the cost, because that is a lot less aggravating than effing around for hours and THEN calling a professional and eating the cost—which will be definitely larger at that point.
