I have to say GMAC is the most annoying mortgage company I've ever dealt with. If you don't pay them by the 5th they start nagging you for payment, even though it's not late until the 15th. (I've NEVER been late. Ever.) The mort. co. on my personal home never calls me. So I'm wondering, is GMAC's practice common?

Usually they call to remind you the day after it is late. And to tell you they assessed a fee because of your late payment.

My mortgage co did that the first time I didn't pay before the "due by" date. I think it's pretty common if you don't pay by the "due by" date.

Mine is due on the 1st, and they don't even asses a late fee until the 15th.

common, we get the same calls -- we have to pay on the 15th
wish my mortgage was the same amount of money as yours though...

I have a GMAC mortgage and only wish they had called me when my mortgage was late.
My ex stopped paying it and neglected to tell me. I had to rescue my home from
foreclosure and paying legal fees. If GMAC had done the simplest thing
and called me, none it would've happened. When I asked them why they didn't call
they said it's not their responsibility. So what annoys you so terribly would've saved
me thousands. Believe me, you could have it a whole lot worse.

If they called on the 13th or 14th I might better appreciate it but they have my payment history to know they always get paid on the 9th (the date I set up for my bank to push out the electronic payment).

If it's due on the 1st but not late until the 15th, they can still ding your credit for not paying when due...

Actually, no they can't. Terms of a standard mortgage states payment is not late until after the 10th or 15th. They can not report it as overdue. Well, they can and then be sued for damages in court. The Fair Credit Reporting Act provides for triple damages as I recall.

Yep. It should not be reported to credit until it's 30 days past due.
