How do you deal with an "employee" who never returns your calls?

of course, she is not my direct employee, but I pay rent, and the landlord pays a monthly condo association fee and she gets paid from those money. So one way or another, part of her pay comes from me.

I called her about 10 times over the past 3 weeks to ask a simple question, if she will mail or not the pool passes for 2008, the pool opens this weekend and I still don't have the pool pass for 2008. I even managed to get a hold of her once (after I spoke to her boss) and she said she will call me the next day... did not.

So tomorrow I am going to call the landlord (he was out of the country for a few weeks) and complain, but I don't know what else to do. This lady from the maintenance company is completely useless. I can't understand how come she's not fired yet.

Document ever un-returned call..

Then mail the list by certified mail with a cover letter to the Landlord..
As part of the letter, firmly request that you be compensated (via a rent rebate) for the lack of service from the landlords employee whose job it is to provide that service.

Your request will probably be ignored, but if you and maybe as few as ONE other tenant both do the same thing, then unless she's sleeping with the landlord, she'll probably get a heck of a reaming (or firing).

Suggest that you plan to bring up the issue at the next HOA meeting, in an effort to introduce a new mgmt company to the board and residents. Watch service improve.

document the problem and withhold rent. funny how that gets their attention.

Does she have email? If so, an email to her (and CCed to the landlord) may do wonders - especially if you point out the dates (and times) you contact her. Don't forget to note the fact she never returned your calls.

In my condo association renters can NOT get pool keys without written permission from the condo owner. The HOA you reside in may have similar rules.

I'm not saying that's an excuse for her to not call you back, she should at least let you know that you need the owner's written permission or they have to pick it up themselves and send it to you.

no such rules here, last year she was very nice and returned my call and mailed me the pass directly. This year it's like I am talking to a different person. I don't know how she could change so much in just one year. Maybe she has personal problems, who knows.
