The commision is negoitable, but in some areas they try not to negotiate, and the best people won't negoiate since they are busy.
On the other hand, to me it seems like 50% or more of the job of selling a house is to just get the house listed in the MLS system and many agents are money grubbing and will list it cheap if they don't have to do any other work.
If you are in a hurry to sell set the buying agent commision to 5.0% instead of the standard 2.8-3%.
