While I can understand Georgetown's concern, the B&N Bookstore has a lot of glass on both levels if memory serves. Depending where the store is to be located on M St, they might really be concerned that it would make it's neighbors look dumpy. While I enjoy Georgetown, there are buildings that are in desperate need of some attention.

The example in the picture above very clearly (and intentionally) overshadows its neighbors. Perhaps they'd be willing to let Apple place a few million for demolition in a publicly held escrow account so the site can be "cleaned up" once the store gets axed.
